Property consists of two (2) cabins. Capacity of Cabin #1 is 6 guests and Cabin #2 is 4 guests.

Pets are permitted only with prior approval by the Owner. Guests are responsible for cleaning up any/all pet refuse. Guests are responsible for any damage caused by pets. Any damage caused by pets will be deducted from the deposit, if applicable. No pets shall be left alone in the cabin.

Rental amounts are as follows:
Cabin #1 (2 bedroom): Spring/Fall weekday $109, weekend $119, Summer weekday $119, weekend $129
Holidays (Mem Day, July 4, Labor Day) $149, 3-night minimum.
Cabin #2 (1 bedroom): Spring/Fall weekday $99, weekend $109, Summer weekday $109, weekend $119
Holidays (Mem day, July 4, Labor Day) $139, 3-night minimum.
Tax will be added in the amount of 11%(7% state and 4% county).
Payment of at least half of the rental amount is due within ten (10) days from date of booking and may be made by check payable to Tim Lee. Upon receipt of at least half of the rental amount and the signed agreement, your reservation will be confirmed. Phone call reservations will be held for ten (10) days from date of this agreement. Payment for the balance of the rental amount is due at time of check in and may be made by check payable to Tim Lee.
If the guest wishes to cancel his/her reservation, the rental amount will be refunded as follows:
100% if canceled up to 14 days prior to the check-in date.
50% if canceled up to 7 days prior to the check-in date.
Shortened Stays and Conditions
There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions.
Check-in and Check-out Times: Check-in is at 3:00 p.m. Check-out is at 11:00 a.m. Early check-in and/or late check-out is possible upon request.
Noise: Guests should not create excessive noise at a level that disturbs neighbors. Quiet hour starts at 10:00 p.m. at which time outdoor noise should be kept to a minimum. This is NOT a party cabin.
Smoking: Smoking is not allowed inside the cabins.
Outside Fires: Outside fires are to be restricted to the firepits provided. Fires should never be left unattended or left burning when leaving area or retiring for the night.
Fire Alarms: Guests must notify the Landlord without delay if a fire alarm "chips" or has a low battery condition.
Firearms: Only legally owned and permitted firearms shall be allowed on the premises according to state and local laws.
Fireworks: Guests agree that fireworks and other hazardous materials shall not be used in or around the property,
Illegal Use: Guests shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc., is not permitted.
Upon Leaving: Double check for any personal items, particularly under beds, in the bathroom, and in the refrigerator. Leave beds unmade. If hide-a-bed is used, remove bedding (except mattress cover), convert back to sofa, and place used bedding on sofa. Wash and put away any dishes used. Place trash in outside trash cans.
Owner shall provide the following to the guests: towels, linens, dishes, tableware, cookware, utensils, coffee pot and filters. A charcoal grill and firepit are provided, but guests must provide the charcoal for the grill and wood for the firepit.
Guests shall allow Owner access to the property for purposes of repair and inspection. Owner shall exercise
this right of access in a reasonable manner.
Maintenance and Repairs
Guests shall maintain the premises in a good and clean condition and use the premises only in a careful and
lawful manner. Guests shall pay for maintenance and repairs should the premises be left in a lesser condition.
There is no daily housekeeping service. While linens and bath towels are included in the cabin, daily maid
service is not included in the rental rate. Towels or linens are not to be taken from the unit. We suggest you
bring beach towels if you plan to go boating or swimming. Any undue or unreasonable cleaning necessary
as a result of the Guests' stay will result in a cleaning charge of $20 per hour with a one (1) hour service minimum.
Valuable items left behind by Guests will be held for the Guests and every reasonable effort will be made to contact the Guests for return. If items are not claimed for longer than (30) days, they shall become the property of the Owner. The Owner shall not be held liable for condition of said items.
Guests shall hereby indemnify and hold harmless the Owner against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Guests expressly recognize that any insurance for property damage or loss which the landlord may maintain on the property does not cover the personal property of Guests, and that Guests should purchase their own insurance if such coverage is desired.
